The Historic Preservation Commission voted to defer action on a certificate of historic appropriateness for a proposed single‑family house at 977 Bellas Lane in the 10 Mile Community Historic District to allow the applicant to meet with staff and revise designs.
Planner Monica Eustace told the commission staff had concerns under section 21‑5‑h‑3 (commission consideration) because the proposed house closely resembled another recently approved house next door (973 Bellas Lane). Staff recommended deferral to give the applicant time to modify the design to distinguish it from adjacent approvals; the report noted the proposed house is 3,145 square feet, that the lot is in Special Management S‑3 and the AE‑11 flood zone, and that three dying grand trees on the site had been approved for removal by the staff arborist.
Applicant Bill Brodsky asked for a deferral and told the commission he would “go back…have a meeting again with the staff, and figure out how to defer it so it has a different look.” Brodsky said he is constructing the neighboring approved house at 973 Bellas Lane and expects to present a revised application at the August meeting.
After public comment in support from Craig Askew and the applicant’s statement, a motion to defer until the August meeting passed unanimously. The commission recorded three written comments in opposition and a 38‑signature petition opposing the original submission; staff reported no written support for the 977 Bellas Lane application at the time of the hearing.
