Planner Danielle explained the site was rezoned in 2019 for hospital and medical office use and is under construction. County sign code ties sign area allowances to building square footage; because the hospital (about 245,000 square feet) and the medical office building (about 93,000 square feet) far exceed the code’s top size category, the applicant seeks a master sign plan to allow larger freestanding and wall/parapet signage. Danielle said the plan proposes two main entrance freestanding signs and internal directional signs that meet the previously approved S‑1 dimensions, and would allow limited adjustments (up to a 10% area change) and mobility of signs on the campus without returning to the commission.
Danielle noted the applicant may use a backer panel to improve branding visibility on facade signs and that, because the campus is a public‑safety use, larger signage is reasonable for wayfinding. Jennifer Miller, representing the hospital applicant, appeared in support. Staff recommended approval; the commission voted to recommend the master sign plan.
The recommendation will be forwarded to the Board of Commissioners; staff said sign permits and any necessary building permits will be processed consistent with the approved master plan and county code constraints.
