Residents whose homes border a proposed commercial site at 9144 Howell Street told the council on June 17 they oppose plans for a large car wash and a major tire center directly across from their front yards.
Dr. Colin Jenny said he and his neighbors purchased homes near Candelas to raise children near open space and described the proposed businesses as “known for being polluters” that will produce odors and “noxious fumes.” He said his neighborhood circulated a petition signed by dozens of residents asking the city to help find a remedy.
James (surname uncertain in transcript) and other nearby homeowners described technical concerns about a car-wash water-reclamation system that can produce strong odors if not properly managed and said a large tire store could serve 75–200 customers a day based on chain-store estimates, creating noise, traffic and additional vehicle pollution downwind of their homes.
One speaker who described himself as a mechanical engineer asked the council to consider prevailing wind directions, potential stormwater impacts, and the effect of concentrated vehicle activity on property values and neighborhood quality. Several speakers asked the city to review land-use approvals and to engage more with the neighborhood before permitting these uses.
The petition was given to the city clerk for distribution to council. No formal land-use application or council action on this specific site was on the June 17 agenda; residents were submitting concerns through public comment for staff follow-up.
