County staff member Danielle described the project as a final plat for Marshall Mills on the south side of Harlem Grovetown Road, just outside the Grovetown city limits. The plat shows 28 single‑family lots with a minimum lot size of 1.05 acres and an average lot size of about 2.25 acres. Minimum setbacks listed in the presentation include 60 feet from the center line of private roads and 110 feet from the center line of Harlem Grovetown Road; side setbacks are a minimum of 10 feet and rear setbacks 20 feet or 10 feet from the edge of the buffer. The presentation said roughly 35 acres of open space on the property will be deeded to the homeowners association.
Danielle recommended approval and a commissioner moved to approve the final plat. The motion carried on the commission’s voice vote; the transcript records the motion as carrying 5‑0. Staff will forward the item to the Board of Commissioners for the county’s final approval and recording process.
The developer and staff will proceed with final engineering and recording. Any required permits and construction inspections will occur under the county’s standard review and permitting process before lots may be sold or developed.
