Council hears first reading to reclassify former Chamber of Commerce property to general commercial

Bonita Springs City Council held first reading of an ordinance to amend the comprehensive plans future land use map and reclassify approximately 1.3 acres at 25071 Chamber Of Commerce Drive from public/semi-public to general commercial.
The change is a small-scale map amendment intended to reconcile the propertys existing zoning and a proposed commercial use with the comprehensive plan; staff said the property no longer houses the Chamber of Commerce and was sold.
Mike Fegan of Community Development explained the property was built in the mid-1990s and carried a public/semi-public designation when the city adopted the countys comprehensive plan. "The building's been sold, and the land has been sold with it," Fegan said. He told the council a proposed ophthalmology clinic would be allowed under the current zoning but is not consistent with the public/semi-public land-use category.
Fegan said staff reviewed the small-scale amendment and the Local Planning Agency voted 5-0 to recommend approval. Because the amendment is small-scale it remains a local process that requires two public hearings before the council. Council moved the item to second reading.
No state review is required for this small-scale amendment before the council acts to transmit and later adopt; staff said they would transmit the amendment to the Department of Commerce and other agencies through the statutory expedited-review process and expect to return within roughly two months for adoption.
