The Spanish Fork City Council voted to approve a zoning map amendment for the Larson Ranch parcel, changing zoning from R‑1‑30 to rural residential for a property of just over 9 acres near 1200 South and 2000 West.
Dave, a city planner, presented staff and planning‑commission recommendations supporting the amendment. He told the council the parcel had been part of a larger subdivision action in past years and that much of the surrounding land is already rural residential. Staff said the property exceeds the rural residential minimum lot size (five acres) and has been used for agricultural purposes; the rezone therefore avoids introducing problematic nonconformities.
Dave said an existing nonconformity involving a front setback would remain but would not be made materially worse by the zone change. The planning commission recommended approval; the council adopted the map amendment on a roll call vote after a brief public hearing.
The change is a down‑zoning (reducing allowable density) and was framed at the meeting as consistent with the council’s and planning commission’s view of the area’s agricultural character. The ordinance was moved and approved by the council at the meeting.
