The Monroeville Planning Commission voted to approve a preliminary and final subdivision request for Tax Parcel 638 J 090 that will create two lots and join one of the new lots with Tax Parcel 638 E 068.
The subdivision request, listed as item 253SUB for applicants James and Sigrid Hawkins, was presented during the commission meeting. A staff presentation said the application seeks approval under the Manorial Subdivision and Land Development Ordinance number 2525. Gateway Engineers provided a letter stating the plan is compliant with the ordinance, according to the applicant’s representative.
Under the approved plan, the lot to be combined with Tax Parcel 638 E 068 will have a total area of 3.218 acres; the separately created Lot 2 will total 3.161 acres. The properties are in the R‑2 Single/Multi‑Family and S Conservancy zoning districts, the staff presentation said. Tax parcel IDs referenced in the application included 638 J 090 and 638 E 068.
The applicant’s representative described ownership of the parcels and said the paperwork before the commission is intended primarily to subdivide and combine portions of the property. The commission then moved to approve the subdivision; a second was offered and the motion carried with the commission voting in favor.
No additional conditions were announced during the planning commission discussion. The approval and the vote were recorded in the meeting minutes.
