The Columbia County Planning Commission recommended approval of a major revision to the S-1 special zoning for property off Camper Club Road, reducing the prior 20-foot building setback to zero and eliminating buffers on the lot.
Planning staff explained many lake and recreational properties were rezoned decades ago and often do not meet 20-foot setbacks; the county’s proposal responds to existing conditions where structures already sit at or near lot lines. Staff said it is common for these lots to have preexisting foundations close to property lines and recommended approval of the setback reduction and buffer removal with a condition requiring a survey showing the location of foundations/footings relative to the property line.
The commission approved the recommendation by voice vote, 5-0. The matter will proceed to the Board of Commissioners for final action.
