The Columbia County Planning Commission voted unanimously to recommend approval of the final plat for Marshall Mills, a 28-lot single-family subdivision located on the south side of Harlem Grovetown Road, just outside Grovetown city limits.
Staff described the project as 28 single-family lots with a minimum lot size of 1.05 acres and an average lot size of 2.25 acres, minimum setbacks of 60 feet from the centerline of private roads and 110 feet from the centerline of Harlem Grovetown Road, required side setbacks of 10 feet and rear setbacks of 20 feet (or 10 feet from the edge of the buffer). The site will include about 35 acres of open space deeded to a homeowners association. Staff recommended approval.
A motion to approve the final plat carried 5-0 and the recommendation will go to the Columbia County Board of Commissioners for final action on July 1, 2025.
The developer and the public will have the opportunity to appear before the Board of Commissioners on that date if they wish to comment or provide further evidence during the scheduled public hearing.
