The Planning Board agreed to schedule a public hearing for July 22 on a site plan amendment at 160 Hillaire Circle, where the owner proposes a rear addition to the house and an in‑ground swimming pool on a lot described as environmentally sensitive because a tributary (the west branch of the Maranic River) runs near the property.
The property owner, who identified himself as Bruce, said he purchased the home in 2022 and has completed extensive renovations. He told the board the closest point of the house is about 25 feet from the river and that the proposed additions and pool sit more than 50 to 75 feet from the tributary. He also disclosed that a county sewer trunk line bisects the property and that proposed work will avoid that line.
Bruce said construction will include erosion‑control measures and silt fences shown on the submitted site drawings, and that a retaining wall will be required at the pool area because of sloping conditions. He said he does not plan additional tree removal beyond what has already been completed. Board members asked site‑specific questions about steep slopes, tree removal and erosion controls; the owner confirmed erosion‑control measures and that storm protections are shown on the plans. The board moved to schedule the public hearing for July 22 and the motion carried.
