The Alton Town Planning Board on June 17 approved case P25‑16, a lot‑line adjustment that will enlarge Lot 33 for James and Jennifer Whaley by transferring land from an adjacent Flannery parcel so the buyer can build a garage with an accessory apartment.
Paul Zusko, representing the Whaleys, told the board the existing Lot 33 is roughly 0.49 acres (nonconforming) and will become about 1.24 acres after the transfer; the larger lot will support a new garage and apartment above it. The board accepted the application as complete and approved it with standard conditions.
The surveyor noted wetlands and a 25‑foot buffer near the proposed driveway crossing; he said the applicants have engaged a consultant (Stephanie Richards) to prepare a wetland crossing and shoreland permit for the driveway where required. The board asked for clarity on mapped soils and requested that the applicant include the buildable acreage calculation on the plan so the record shows minimum contiguous upland area after setbacks are subtracted.
A motion to approve case P25‑16 carried by voice vote; the approval included the condition that required permits for the driveway wetland crossing and shoreland impacts be obtained prior to construction and that the plan set include the requested soils and contiguous‑upland calculations.
