The Waukee City Council on June 16 approved a preliminary plat, construction drawings, final plat and site plan for Commonwealth Place, a proposed 117-unit detached townhome development on about 17.16 acres south of Hickman Road and west of 11th Street.
Melissa (staff member) said the applicant is Cross Country Estates LLC. The property is zoned R-4 (row dwelling and townhome district). The plans show 117 lots for detached townhomes, each a three-bedroom unit of roughly 1,000+ square feet with two-car attached garages; building materials include vinyl lap and board-and-batten siding with stone veneer accents. Public improvements include an extension of Maple Street and public utilities along Maple; interior streets will be private. Utilities within the development will be privately owned and maintained. Stormwater detention will be provided in two outlots; Outlot Z north of Maple is zoned commercial and will be owned by a separate owners association for that side of the site. Parkland dedication has been satisfied through a fee-in-lieu; sidewalks and landscaping buffers are included in the designs.
Staff recommended approval of the preliminary plat, construction drawings, final plat and site plan; the council voted yes on the package of approvals. Staff said it would coordinate public improvements and utility extensions per the approved construction drawings.
