Tooele City Council on June 18 approved an ordinance reassigning roughly 11.7 acres at 249 East 1000 North from the RR‑5 rural-residential zoning district to the LI (Light Industrial) zoning district.
Andrew Agard, the community development director, summarized the request and the site context, saying the property sits just north of 1000 North near 200 East and is mostly surrounded by undeveloped land. Agard emphasized the LI district is not heavy industrial: “The light industrial Zoning district ... is not a heavy industrial zoning district. It is a district that emphasizes heavier commercial uses, but not heavy industrial,” he said, and then listed uses that can occur in light industrial districts (auto service, professional offices, certain retail, veterinary clinics, warehouses and similar uses).
Agard noted the proposed zoning aligns with the city’s master-transportation plan and that the Planning Commission held a public hearing on June 11, 2025 and unanimously recommended approval of LI. The council voted 4–0 to adopt Ordinance 2025-20 to reassign the zoning.
The change replaces an interim RR‑5 holding zone with a designation intended to allow commercial and lighter industrial uses that do not generate excessive noise, odor or dust. Staff said the action follows the land‑use map amendment completed earlier in the process.
