The Laconia Zoning Board of Adjustment approved a variance June 16 allowing a property at 18 Andrews Avenue to place a 20-by-10-foot shed five feet from the side lot line instead of the 10 feet required by ordinance.
The decision came after applicant John Parent described the proposal and the board closed the public portion of the hearing at 6:40 p.m. The board deliberated that the neighborhood is largely preexisting nonconforming and several nearby properties already have similar outbuildings.
The application sought relief from Article 6, section 235-358, to permit an encroachment into the side setback. The board recorded that the front setback requirement of 15 feet would be met and that the requested relief applied only to the side setback. After deliberation a motion to approve the variance was made and seconded; the chair called the question and the board voted in favor.
Board members noted the proposal was minor and consistent with adjacent development. No abutters spoke in opposition during the public hearing. The applicant was told he did not need to remain for the remainder of the meeting once the board had voted.
The board closed the file after the vote; members did not record a roll-call vote in the hearing record.
