Commission approves reduced lot-width variances and sidewalk waivers, and final plats for Forestdale phases 8–9

The White House Planning and Zoning Commission on June 17 approved variances and final plats tied to Forestdale Subdivision, phases 8 and 9, clearing the way for three single-family lots in Phase 8 and a sidewalk waiver along Hagan Road for Phases 8 and 9.
Developer and builder Butch Hall told the commission Phase 8 is the final single-family phase in the development and explained the three proposed lots (lots 213, 214 and 215) lie on a curve where minimum lot widths at the building line would be difficult to achieve. The proposed widths are 40.6 feet, 48.69 feet and 42.49 feet, respectively, falling short of the ordinance’s 50-foot minimum at the building line. Hall said engineering work confirms the homes and driveways can be built and that these three lots are larger in area than some others in the phase because of the curve.
The commission also considered and approved a waiver of the typical requirement to construct sidewalks along Hagan Road for both Phase 8 (single-family) and Phase 9 (townhome) segments. Hall said the development will still provide pedestrian connections into the new commercial area and sidewalks along internal streets and commercial frontages, and that the lack of existing sidewalks on Hagan Road informed the waiver request.
After the variances and sidewalk waivers passed, the commission approved the final plat for Forestdale Phase 8 and the preliminary/final plat for Phase 9. One staff comment related to construction-plan wording about a retaining wall remained, staff said, but the plat document itself had addressed required items and the developer’s engineer was finalizing remaining construction-plan details.
No written objections were reported; the commission motioned and voted to approve the variances and plats. The developer said sidewalk connections will be provided through internal jogs and commercial-frontage sidewalks so residents can reach the commercial area without walking along Hagan Road.
