Planning staff described the proposed addition as similar in height to adjacent private garages shown on a 1990 Sanborn map and recommended approval while advising consideration of the roof shape and the vertical proportion of proposed windows. The applicant, Calvin Dixon, said the upper area will house a woodworking shop and that one existing window from the rear will be reused in the new garage; a larger horizontal picture window in the rendering will become a doorway to a future deck.
Commissioners noted that the district’s historic character favors vertically proportioned windows and requested that sills and head heights match adjacent openings so the new windows read as compatible with the neighborhood’s Victorian proportions. A motion to approve the project, with the condition that staff review the window details to ensure vertical proportions and compatible sill heights, passed unanimously.
Staff will issue the COA paperwork with language specifying the window requirements and construction details for the addition.
