Albany BZA approves zero-foot rear setback for Trinity Alliance community center expansion

The Albany Board of Zoning Appeals on June 11 approved an area variance allowing Trinity Alliance of the Capital Region Inc. to build an addition at 1531 Trinity Place with a zero-foot rear setback where the zoning code requires 15 feet.
Planning staff told the board the proposal calls for a roughly 20,465-square-foot, two-story community center with a full basement and interior renovations to the adjacent Trinity Alliance facility. Staff also said the Planning Board completed the environmental review and issued a SEQR negative declaration at its meeting the day before, which removed a barrier to action by the BZA.
Applicant representatives described design changes that shifted most of the addition to the alley lot line to accommodate a second stair and a fire pump at an accessible grade; the changes, they said, align the new work with the existing building and do not enlarge the overall footprint beyond what was shown previously.
Board members voted to approve area variance number 0195. The recorded votes were unanimous among board members voting that night: Julissa Haddevo (yes), Marta (yes), Serena (yes) and Adriana (yes). The motion was approved and the variance granted.
Planning staff will follow up with the applicant on next steps for permits and any remaining procedural filings required to continue the project through building and site review.
