The Albany City Planning Board voted unanimously to forward a favorable recommendation to the Common Council for a zoning map amendment at 540 Myrtle Avenue that would change the parcel’s zoning from R-2 (two-family residential) to RM (multifamily residential).
Applicant representatives told the board the existing structure is roughly 3,100 square feet and, as configured, could be converted to as many as four units if rezoned and approved by the Common Council. Staff presented a neighborhood analysis showing a mix of single-family, two-family and multi-family properties nearby and said RM zoning occurs directly adjacent to the site along South Lake Avenue.
In its analysis, staff concluded the rezoning would be compatible with surrounding residential districts, would not significantly alter public utilities, and would provide additional housing opportunities. The board moved, seconded and approved a favorable recommendation to the Common Council unanimously.
Staff noted the property owner for 540 Myrtle Avenue also owns nearby parcels; the staff map showed 11 single-unit, 14 two-unit and multiple multi-unit properties within the standard notice buffer. The board’s recommendation is advisory; final zoning action is taken by the Common Council.
