The Cedar City Planning Commission unanimously recommended ordinance text amendments to the city’s subdivision code to conform local definitions and processes with recent state code changes. The amendments include removing references to ‘‘lot line adjustments’’ and ‘‘parcel boundary adjustments’’ and adding two new defined processes: simple boundary adjustment (streamlined, limited changes between property owners) and full boundary adjustment (for more complex changes that affect easements, rights‑of‑way or create new lots).
Planning staff explained the practical effects: simple boundary adjustments remove notification burdens where two property owners voluntarily agree on line locations and do not create nonconformities or affect public easements; full boundary adjustments capture more complex cases and are treated similarly to subdivision amendments. Related edits replace references to “minor lot subdivisions” with the state’s term “subdivision exemptions.” Staff said the changes are largely cleanup to mirror state language and clarify local procedures for recording and review.
Commissioners asked questions, none of the public spoke during the hearing, and the commission moved a positive recommendation on items 1–3 together. The matter will go to City Council for adoption.
