Planning commission recommends extension for Iron Crest Phase 3 vesting until year-end

The Cedar City Planning Commission on a positive recommendation voted to extend the vesting period for Iron Crest Subdivision Phase 3 to Dec. 31, 2025. The motion came after the applicant said most infrastructure work is finished and curb and pavement work is imminent.

Commissioners considered why the extension was needed and how much progress had been made. Mike Adamson, who identified himself at the meeting as representing the applicant, said the current deadline had passed June 1 and that “we have mostly infrastructure in now” and expected curb installation by late that week or the following week. Paul Platt, appearing as a project representative, said Phase 3 includes 15 lots plus a retention pond and that sidewalks, pavement and paving work were proceeding.

City staff and commissioners asked whether standards had changed or whether the request reflected lack of progress. A city staff member responded the city’s concern would be only if standards had changed while the project lingered; staff said they had no objection given visible progress. After discussion a commissioner moved and then amended earlier proposals to recommend an extension to Dec. 31, 2025; the commission voted in favor.

The recommendation will be forwarded to the City Council for final action. The commission did not change construction standards or impose new conditions at the meeting; the extension applies to Phase 3 only and the city retains authority to review final plats and inspections per existing procedures.
