The Auburn City Council approved a cluster of land-use items on June 17, acting on rezonings and conditional-use requests recommended by the Planning Commission.
The council approved a petition to rezone approximately 15.5 acres at the southeast corner of Beehive Road and Biltmore Lane from rural to an industrial zoning district; the Industrial Development Board purchased the parcel for future industrial use and the Planning Commission recommended approval by a 7–0 vote. The council also approved a petition for conditional-use approval for a multiunit residential development on property identified as 1908 Opelika Road (Duke Circle); the commission recommended approval 7–0 and staff emphasized that Duke Circle is a private street not subject to city maintenance and that future access management and cross connections would be considered during development review.
The council denied unanimous consent on a separate petition to rezone about 10.1 acres on the west side of Rice Veil Road (south of I‑85) from rural to Development District Housing (DDH), which automatically moved that item to the July 8 meeting for a public hearing. The Planning Commission had recommended approval with a condition requiring sanitary sewer installation to the site.
Other approved items included a conditional-use petition by KFT Alabama for a 26,000-square-foot expansion at 272 Technology Parkway and a public-service conditional use by Alabama Power Company for the Shug Jordan Parkway electrical substation at 1515 Shug Jordan Parkway; both had unanimous Planning Commission recommendations and were approved by council vote.
All public hearings tied to these items were opened and closed on the same evening; several councilmembers asked staff for clarification about access, parking and maintenance responsibilities that will be resolved during Development Review Team (DRT) and site-plan review.
