Council approves two replats — one in ETJ and one combining two lots for accessory building

The Mineral Wells City Council unanimously approved two replat requests after short public hearings.
The first replat concerned 7.525 acres in the J.W. Christian survey within the city’s extraterritorial jurisdiction. Staff said the city has jurisdiction to process the replat but noted no zoning applies in the ETJ; the applicant is splitting the property to sell one of the lots. No members of the public spoke during the hearing and the council approved the replat 7-0.
The second replat combined Lot 5 and Lot 6, Block 5 of the Air Flight addition into a single lot so the owner may construct an accessory shop. The owner, Steven Barham, told the council he bought the adjacent house, tore down the structure and plans to build a non-dwelling shop for tinkering and vehicle work. Staff explained that the city’s zoning ordinance requires a primary structure on the property before an accessory structure is permitted; combining the two lots satisfies that requirement. The owner will submit building plans, engineered slab details and go through plan review and inspections before construction. The council approved the replat 7-0.
Both approvals were carried by voice vote, 7-0.
