City accepts county donation of Highway 281 property with reversion clause; floodplain limits demolition

The Mineral Wells City Council unanimously accepted a general warranty gift deed conveying property on Highway 281 South from Palo Pinto County, subject to a reversionary interest.
City staff said the county commissioners approved conveying the parcel to the city, and the deed requires the property to revert to the county if the city chooses not to use it for municipal purposes. Public Works will evaluate the existing building and an enclosed area of fenced land for possible equipment storage and parking. Staff said the intention is to “utilize what we have there” rather than raze and rebuild.
Council members raised whether the site had floodplain constraints. Staff confirmed the property lies in a floodplain and said that limits demolition and new construction, but allows limited work to make the site usable for storage and parking. The conveyance was accepted by a 7-0 vote.
City staff said they will assess the building and report back to council or include an update in the weekly report once Public Works determines intended uses.
