Lake Wales approves multiple annexations and land-use/zoning changes east of Highway 27

The City of Lake Wales Commission on second reading approved six ordinances to annex property and change future land-use and zoning east of Highway 27, with no members of the public speaking on the items.
The measures approved were Ordinance 2024-27 (annexation of approximately 29 acres east of Highway 27), Ordinance 2024-28 (amending the future land use map to change about 29 acres from county ARR to the city designation IND and reassigning about 47 acres from Business Park Center to IND), and Ordinance 2024-29 (zoning map amendments to assign I-1 Industrial Park to those parcels). The commission also approved Ordinance 2024-45 (annexation of approximately 4 acres east of Highway 27), Ordinance 2024-46 (amending the future land use map for the approximately 4 acres from county LCC to city LCI Limited Commercial Industrial) and Ordinance 2024-47 (rezoning that approximately 4 acres to city LCI limited commercial industrial).
Each item was presented as a second reading and public hearing; no one from the public requested to speak on any of the six items. Commissioners moved and seconded each ordinance and took roll-call votes. Commissioners Thompson, Williams, Gillespie, Deputy Mayor Gibson and Mayor Jack Hilligoss voted yes on each ordinance; every ordinance passed by the same unanimous margin.
Why it matters: the annexations and land-use and zoning changes give the City of Lake Wales jurisdiction over the parcels described in the ordinances and change the development potential and allowable uses of those properties, notably enabling industrial-park and limited commercial/industrial designations on land east of Highway 27.
City Attorney reported separately that the city’s planned fire station site purchase closed on Dec. 9 and that American Rescue Plan Act (ARPA) funds were properly expended for that purchase.
