Robinson city council on Tuesday approved a land-use change and companion rezoning for a 0.87-acre parcel at 305 West Moonlight Drive to allow reconstruction of a single-family residence after the original home burned.
Council enacted ordinance 2025-016 to change the land use from commercial to low-density residential and then enacted ordinance 2025-017 to rezone the parcel from Retail Office (RO) to Single Family (SF-3), a zoning category that permits smaller single-family lots. Both motions passed by voice vote after a staff presentation and a unanimous Planning and Zoning Commission recommendation.
City planner David said the site has an existing residential footprint, and the requested changes would “allow the applicant to build a new home on that site.” Staff noted the parcel sits within a commercial land-use area that already contains residential uses and that surrounding zoning includes SF-1 and SF-3. Staff concluded the requested land-use change and rezoning meet the city’s findings of fact and are compatible with the neighborhood.
Council members asked for public comment; none was offered during the hearing. The ordinances were adopted to permit single-family redevelopment on a lot described in meeting materials as McLennan County Appraisal District parcel ID 157389, Martinez M Tract, 0.87 acres.
The actions were taken during the public hearing portion of the meeting; staff materials in the packet included maps and the Planning and Zoning Commission’s unanimous 6-0 recommendation in favor of both items.
