Developers seek flexibility on Wrightsboro Road turn‑lane condition; board postpones decision to July 1
Summary
Developers requested a change to a 2020 condition requiring construction of a left‑turn lane on Wrightsboro Road, citing a future GDOT roundabout; the Board of Commissioners postponed the request to the July 1 meeting and directed staff to work with the applicant on sewer/zoning questions.

A request to change a 2020 rezoning condition that required a left‑turn lane on Wrightsboro Road was postponed to the Board of Commissioners’ July 1 meeting after developers and staff discussed recent state plans for a roundabout and outstanding sewer questions.
Tyler Finley, a representative for the applicant, told the board that a Georgia Department of Transportation project will add a roundabout at the Baker Place‑Wrightsboro Road intersection in about three to four years. The developer asked the county to allow either a temporary left‑turn lane now or participation as the fourth leg of the future roundabout rather than building a long‑term left‑turn lane that might be superseded by the roundabout.
Why it matters: the condition dates from a 2020 rezoning and still requires the developer to provide sewer service within two years of approval. The developer told commissioners they have not run sewer to the site and that soil conditions and cost pushed back earlier timelines; staff noted the county could pursue a county‑initiated rezoning back to the original RA classification but that such a rezone is not automatic.
Discussion and clarifications: the applicant reported they have plans for sewer and water and are working through engineering variations; they did not run sewer to the site within the two‑year window. County planning staff said the reversion to RA would require following county procedures and is not automatic. The developer asked for a postponement to let staff and the applicant work through whether the site remains R‑2 or should revert to RA.
Action: a commissioner amended an existing motion and successfully moved to postpone (postpone was chosen over “table”) the change‑of‑conditions request for Tax Map 052 Parcel 037 to the next Board of Commissioners meeting on July 1, 2025. The motion carried by voice vote.
Next steps: staff agreed to coordinate with the applicant’s engineers to review sewer capacity, discuss GDOT’s timeline and examine whether a short‑term turn‑lane or eventual roundabout integration is appropriate. The applicant asked for time to submit updated water and sewer plans; the county will report back at the July 1 meeting.
Ending: The board’s postponement gives staff and the applicant a month to reconcile engineering, sewer capacity and access issues before the commission votes on whether to amend the 2020 condition.
