The Madison City Planning Commission approved a final-plat amendment Wednesday allowing property owner Claude Rote to consolidate 820 and 826 Fillmore Street (historic-district residential) and to proceed with plans for a garage using a zero setback granted earlier by the Board of Zoning Appeals.
Rote told the commission he owns both lots and said he intends to join them to build a two-car garage. He said he had been told the lot frontages would measure 39 feet when he purchased the property and later discovered a 10-foot strip had been sold when a bridge project was reconstructed; he said that left him with approximately 30 feet of frontage. Rote said he intends to pursue use of the zero setback previously approved by the Board of Zoning Appeals to accommodate a two-car garage; city staff noted that BZA approval had been received before the commission meeting.
The commission moved to approve the consolidation and recorded an affirmative roll call. Staff told Rote to contact the Planning Department the next day to discuss the next steps in the process.
The consolidation will be recorded and the owner may proceed with building-permit steps subject to applicable historic-district and building-code requirements.
