Planning staff presented the request from Chad Bacon on behalf of property owners to allow development up to 70% impervious surface on a parcel that under low‑density rules would be limited to 24% impervious area. Staff noted the parcel is adjacent to Morrill Industrial Park and recommended approval if the board required additional stormwater control measures that would not be required under the lower density option.
Commissioners asked no substantive questions during the presentation and the board approved the use of the high‑density option by consent. Planning staff said that, if approved, the developer would be required to implement stormwater controls to manage runoff at the higher impervious level.
