Commissioners approve corridor-commercial rezoning for four parcels on Flowerhouse Loop

The Iredell County Board of Commissioners voted Tuesday to approve a zoning map amendment that rezoned four parcels on Flowerhouse Loop to a corridor‑commercial designation consistent with the county’s 2045 horizon plan.
Matthew Todd of Planning and Development explained the request and noted staff support because the 2045 plan calls for corridor commercial in that location; he said the property has been identified for commercial use on county plans dating back to 2001. The parcels are adjacent to existing commercial zoning and to the town of Troutville’s growth area.
Property owner Andrew Phillips told the board he and his wife acquired the parcel in the mid‑2000s and have long intended to rezone and develop it. Neighborhood resident Jesse Vicente, who lives at 568 Flowerhouse Loop, said he was “on the fence” because he had not seen a specific development plan and wanted more information on potential uses.
Planning staff said the request was a straight rezoning to a General Business (GB) district, which allows the full set of GB uses; because it is a straight map amendment the board could not add site‑specific conditions at the rezoning stage, though certain landscaping and roadway-yard buffering requirements apply by ordinance along roads such as Flowerhouse Loop.
Commissioner Howe moved to approve, making the finding that the rezoning was consistent with the 2045 horizon plan and reasonable in the public interest. The motion passed by voice vote.
