The Franklin City Planning Commission on June 17 heard a Technical Review Committee update that Reese Wholesale is proposing changes to its south-side storage area at 2115 Earlywood Drive and that the proposal will require modifications because of a legal drain and the site’s floodplain and floodway.
The Technical Review Committee report matters because floodplain and drainage constraints can affect what construction or site changes are permitted and may trigger additional permitting or engineering reviews before the commission can act.
“Sure. Our last technical review committee meeting was held on May 22. There was 1 item on the agenda, which was for Reese Wholesale located at 2115 Earlywood Drive. They are looking at modifying their current storage facility area at the south side of the property. In reviewing that, there's modifications that need to be made due to the legal drain and floodplain and floodway,” Joanna, Technical Review Committee staff, said at the meeting.
Commissioners did not take a formal vote on the Reese Wholesale item during the June 17 meeting. The report concluded that the proposal is under review and is "moving forward," and staff and the Technical Review Committee will continue to examine required modifications and any permitting or engineering conditions.
The commission did not provide additional details about the specific engineering changes, timelines, or permit applications at the June 17 session; the TRC report was the only substantive item on this proposal at the meeting.
Planning staff and the Technical Review Committee are expected to follow up with property representatives and return to the commission or staff permitting channels as the review progresses.
