Council approves final plats for Vita Ativa at South Creek additions

The Farmington City Council adopted resolutions approving final plats for two additions to the Vita Ativa at South Creek subdivision.

City staff explained that the fourth edition final plat creates 54 single‑family lots and right of way for Pilot Knob Road and Spruce Street on roughly 17.5 acres (R‑2, low/medium density residential, within an approved planned unit development). Lot sizes in the fourth edition range from 5,367 square feet to 21,693 square feet with an average lot area of about 8,600 square feet. The plat includes Outlot A to be deeded to the city for stormwater ponding.

The fifth edition converts an outlot into 16 townhome lots (R‑3 medium density residential) with two remnant lots to be owned and maintained by a homeowners association; the fifth-edition area is about 2.23 acres with a net density of about 7.17 dwelling units per acre. The planning commission recommended approval of both plats on June 10.

Council approvals were contingent on routine engineering plan comments and the execution of a development contract with the city, including payment of security and fees. Council members thanked the developer for continuing investment in the community and noted that the developer will pay for the design and replacement of a traffic signal where Pilot Knob connects to County Road 50.

The council approved Resolution 2025‑TAC‑044 (fourth edition) on a motion by Councilmember Steve, seconded by Councilmember Holly, and Resolution 2025‑TAC‑045 (fifth edition) on a motion by Councilmember Jake, seconded by Councilmember Steve; both motions carried on recorded roll calls.
