Planning Commission approves subdivision plats; developer agrees to fire-lane access and barrier for Tricia Estates Phase 2

The Planning Commission on June 16 approved multiple subdivision plats and a preliminary phase for a larger subdivision while granting one applicant's request to defer a filing until next month.
James David Russell, the applicant for a minor subdivision on G Road, asked the commission to defer his application "I just need to defer this to next month," he said during public comment; commissioners granted the deferral by motion and voice vote.
The commission approved a final plat for a three-lot division at 1409 Old Estill Springs Road submitted by Joe Demby, with staff and commissioners noting the lots exceed minimum sizes and have water and sewer access. The commission also approved a four-lot split for property on Carter Blake Road for applicant Jed Myers; staff confirmed a 50-foot ingress/egress easement provides rear-lot access.
The commission discussed Tricia Estates Phase 2, a preliminary plat for 20 lots submitted by Joe Demby. Staff and the applicant told commissioners the phase had been limited previously to 30 lots because there was only one ingress/egress. Demby acquired adjoining frontage on Cobb Road and will build a 20-foot fire lane and crash gates to provide the required second means of access. Staff said the developer agreed to place a temporary barrier at the end of Stewart Street to prevent construction traffic there and will document Stewart Street conditions with photographs to hold the developer responsible for any damage.
Commissioners voted to approve Tricia Estates Phase 2 with the staff-recommended conditions. Other subdivision approvals were carried on voice votes as listed in the meeting minutes; no public speakers opposed the items.
