Commission recommends rezoning near 7-Eleven to restore buildable commercial lot

The Planning Commission on June 16 recommended changing zoning on two corner parcels near Jackson Street and Volney Street from C-2 to C-1 to reduce setback requirements that staff said have rendered the lot nearly unbuildable.
Susan Baker, representing property owner applicant (Mr. Kehoe), said the pair of properties sit beside a 7-Eleven and that current C-2 setbacks'a 35-foot front setback on each street'effectively eliminate most buildable area on the corner lot. Planning staff member Nicholas Northcutt told commissioners that rezoning to C-1 would reduce the front setback to 5 feet and remove side setbacks, restoring the site's commercial viability.
There were no members of the public who addressed the commission. Commissioner Hall moved to forward a favorable recommendation; Commissioner Sellers seconded the motion, which passed on a voice vote. The recommendation will be considered by the Board of Mayor and Aldermen.
