The Kerrville Planning and Zoning Commission approved a zoning change for 225 Shriner Street, Lot 403, Block 54, from Residential Transition (RT) to Downtown Arts and Culture (DAC) to allow future development with a zero lot line.
Applicant Charles (Mr.) Champagne told commissioners he seeks the DAC designation to permit future construction at the rear of the property and to conform the lot with neighboring properties. Champagne said the current use is an Airbnb and that the planned work would add an additional rental unit behind the existing structure.
Planning staff summarized the request and said the parcel sits within the downtown strategic catalyst area and that the rezoning is consistent with the Kerrville 2050 comprehensive plan. Staff recommended approval, noting no expected change in traffic or impact to the street and thoroughfare system.
No members of the public spoke during the hearing on the rezoning. After brief discussion, a commissioner moved to approve the change in zoning; the motion was seconded, commissioners raised their hands in favor, and the rezoning was approved.
The commission also announced a called meeting on June 10 at 2 p.m. for a final presentation on the comprehensive plan update and a regular meeting scheduled for July 3. Staff noted the meetings will be recorded and broadcast but not available for interactive remote participation.
