During the meeting the agency discussed a developer’s request to change the facade of a Wanakieu Avenue project that is already underway, and whether the change would require re-opening the project before the board.
An agency staff member explained that the developer has been in regular contact and is proposing exterior-facade modifications only, and that the borough building department will determine whether the work is a "minor" site-plan change or a "major" change requiring a full reapplication. "If it's just a new facade, to me, that would be minor," the staff member said, noting that minor facade and material changes can sometimes be reviewed administratively rather than reopening the entire approval process.
Board members and staff agreed that if the change is limited to materials and architectural finish, the applicant could submit the revised elevations and have the agency or building office approve the revision without restarting the entire review. The staff member said that if interior layouts, structural elements or the site plan itself change, the developer would have to refile and reopen the submission.
Agency members also discussed scheduling: the staff said the developer had been asked to refile after the end of the year if necessary and the board planned to meet with the developer and consultant in January for further review. A board member asked that building and planning staff confirm whether the exterior mechanical units and vents would be finished to match the building facades; staff said that would be included in the submittal materials.
No formal action was taken; staff will consult with the building department to classify the proposed changes and, if appropriate, circulate revised elevations for the board's review.
