The Navasota Planning and Zoning Commission on June 12 approved a final plat application submitted by Anti Development LLC for Hidden Hills Phase 4, which will create 23 single‑family residential lots on about 8.966 acres along High Street in Navasota.
City staff said the proposed final plat was reviewed under the city—s subdivision regulations and that all required improvements for this phase were completed and inspected. Staff said the Hidden Hills development will total 105 lots when finished; after Phase 4 there remain about 30 lots yet to be platted. Staff also said one lot along a bend was converted to green space because it "didn't have enough depth to be a lot."
Commissioners asked about minimum lot sizes; staff and others referenced the PUD minimums of roughly 45 by 90 feet for lots in the subdivision. Jeff Robertson of McLaren Brown, the project engineer, was present for technical questions. A motion to approve the final plat was made and seconded; the chair recorded no opposition and the motion carried.
Staff said this final plat matches the preliminary plat approved earlier and that the phase includes standard public improvements including streetlights. With the commission—s approval, the developer may proceed with lot sales and home construction under the approved plat and inspected infrastructure.
