Council approves rezoning along Cleardale and Meadowview to correct nonconforming single-family lots

The Longview City Council approved application Z-2514 on June 12, 2025, rezoning properties along Cleardale Drive and Meadowview Drive from heavy commercial to Single-Family 5 to address nonconforming single-family homes in that neighborhood.
City planning staff explained that the current Unified Development Code (UDC) does not permit single-family homes in the heavy commercial zone, which left several existing residences nonconforming. Planning staff recommended rezoning the parcels to correct that inconsistency; the Planning and Zoning Commission had recommended approval.
During the public hearing the mayor opened the floor for comments; no citizens registered to speak. A motion to approve the rezoning was made and seconded, and council members approved the change by show of hands with no recorded opposition. The rezoning brings the properties into compliance with the UDC and allows existing single-family use to align with the zoning designation.
No appeals, variances or conditional-use permits were discussed during the hearing. Staff offered to answer questions; none were raised and the council closed the public hearing before voting.
