The Centerville Planning Commission voted unanimously June 11 to approve a conditional use permit allowing a home‑occupation trailer‑rental business at 642 West 1500 North.
Staff member Sydney told the commission the applicant had submitted extensive materials and met with staff twice to verify requirements. "A home occupation shall have no employees other than a person who resides on the premise where the home occupation is conducted," Sydney said, summarizing the development standard in CCC 12.62.050 and staff's reading of the code.
The permit authorizes Christiansen Enterprise LLC to store up to three trailers on the property. Sydney said the applicant will conduct work off site — moving trailers to customer locations — and that staff expects negligible noise or added utility demand. Staff recommended approval with conditions: at least one business owner must live on the property, allowance for up to three trailers, and revocation of the permit if operations deviate from the listed conditions.
Applicant Scott Christiansen, identified himself at the hearing as the property owner at 642 West 1500 North and told the commission he prefers to keep the property "clean" and that business trailers and recreational vehicles would be stored behind the house. "The camp trailer will go to a storage facility," he said, explaining how he would manage existing vehicles if the business grows.
Commission members asked whether storing business equipment outside the primary building would conflict with code; Sydney replied that the proposed business activity is performed off site and that parking trailers on the property for storage does not change the residential character so long as other conditions are met. Commissioners also discussed allowing a limited growth path and agreed with Sydney's recommended condition that more than three business trailers would require relocating the business out of the home zone.
The commission opened and closed a public hearing with no public commenters present before moving to approve the permit. The motion approved the conditional use permit for Christiansen Enterprise LLC at Parcel 02-141-0005 with the staff conditions; the commission recorded unanimous aye votes.
The conditional use permit approval is limited by the staff conditions and may be revoked if the operation exceeds the stated limits, per CCC 12.21.100 and related conditions contained in the staff report.
