On June 11, 2025 the Village of Westmont Planning and Zoning Commission approved a site and landscape plan for 801 North Cass submitted by HTW LLC to add an exterior emergency generator and associated parking restriping. The work was presented by John Benoit, principal at BE Architects.
Benoit told the commission the proposal will "add a generator to provide additional, life safety usage for the building" and that the project also includes restriping the lot and adding required landscape buffering. The building is in the OR (Office Research) district and is primarily occupied by a medical tenant.
Why it matters: the building currently contains a basement generator that staff described as aging and "not up to code." The new equipment will move the emergency generator outdoors and require screening and site adjustments to meet current Village and fire prevention standards.
Key details: the applicant said an easement on the south/east side of the property prevented placing the generator in the originally preferred location, so the unit will sit where it requires removal of one parking stall and a subsequent restripe that preserves required parking and ADA spaces. The design includes a screen around the generator and bollards for vehicle protection; contractor Gary Moe said the team is "proposing a 6 foot 8 screening fence so that that's above what the generator height is." Staff said the location and screening satisfy minimum standards and that further review will occur during building and fire permitting.
Commission action: Commissioners moved and seconded approval on a 6‑0 roll call. Staff will notify the applicant when the Village Board schedules the item for final action and the project will advance to permitting for building and fire review.
Implementation notes: after the commission approval the applicant must file required permits and provide manufacturer cut sheets for the generator and screening during plan review; the fire prevention bureau will evaluate code and exhaust requirements during permitting.
