The Auburn Planning Commission voted to approve the preliminary plat (PP2025016) for Auburn Farms Phase 1, a 95‑lot performance residential development consisting of 42 single‑family detached lots, 51 townhouse lots, one open space lot and one utility lot.
Planning staff told commissioners the subdivision infrastructure is largely constructed from an earlier phase of the project and that the preliminary plat is larger than the proposed final plat. Staff noted the floodplain extent has increased in an area that may affect construction of some already platted lots and that the development review team (DRT) and inspections would verify infrastructure condition during final plat review.
Commissioners asked about open‑space requirements: the base DDH zone requires 15% open space (4.26 acres) while the proposed subdivision shows 3.93 acres (14%). Staff said the 15% requirement is a preliminary deficiency that must be addressed before a final plat can be accepted; final plats will not be placed on a commission agenda until all preliminary comments and GIS/planning/engineering deficiencies are resolved.
No public speakers appeared during the required public hearing. A commissioner moved and the commission approved the preliminary plat; staff will require the developer to address outstanding comments and to reconfigure lots as needed before the final plat is eligible for commission review.
