Sylvania planning commission approves three-parcel lot split on Alexis Road

SYLVANIA, Ohio — The Sylvania Municipal Planning Commission unanimously approved a lot-split application June 11 that will reconfigure three parcels along Alexis Road to split off a corner parcel and combine a parking lot serving two buildings.

Constance Hallwald, who presented the application with her husband Jeffrey, told the commission the applicants sought to “split off the corner and then combine the parking lot that serves the other two buildings.” Tim Burns, the city’s zoning administrator, said staff reviewed the proposal, checked parking assignments and trash access, and found the split met the city’s zoning requirements.

Burns described the application as “a pretty clean lot split” that nevertheless required staff review of parking and other site functions; he told the commission that the proposal met all requirements. Commissioners asked no substantive follow-up questions before moving to approve application 2-2025 by voice vote.

The decision allows the applicants to proceed with final platting and any ministerial steps required by city procedures. The commission’s approval, as recorded in the meeting transcript, was by voice vote and did not record individual roll-call votes.

The lot split addresses property arrangement and parking allocation for the three parcels; no variances or zoning text amendments were requested or approved at this meeting.
