Prattville panel approves preliminary plat to split County Road 4 East lot into two parcels

The Prattville Planning Commission on May 15 approved the preliminary plat for a subdivision at 119 County Road 4 East, known in the application materials as County Road 4 Plat 1. The application, filed by Alabama Land Surveyors on behalf of the owner listed in the packet, sought to divide the parcel into two lots and requested waivers from curb-and-gutter and sidewalk requirements.
Broderick Taylor, who identified himself at the hearing as the owner of the property, told commissioners the land has been in his family for decades and asked the commission to approve the plat. "I just wanna get this passed so I can continue doing what I'm planning on doing with that land," Taylor said.
A nearby resident, Tanzania Johnson of 212 County Road 4 East, spoke during the public hearing and said she wanted to ensure the subdivision remained residential. "If it's just a subdivision to continue it to be residential, I just wanna make clear because I don't know all the zone codes. I just don't want anything commercial creeping in there. We good?" she asked.
Staff presentation said the property is currently zoned R3; the preliminary plat would create Lot 1 at about 0.45 acres, which contains two existing structures and fronts County Road 4 and Peager Street, and Lot 2 at about 0.42 acres, currently vacant and fronting Peager Street. The applicant requested waivers for curb and gutter and for sidewalks.
Commissioner Chamber read the resolution approving the preliminary plat. After no further public comment, commissioners voted to approve the preliminary plat; the motion carried by voice vote.
The approval is for a preliminary plat; the record indicates subsequent city departmental reviews and any required conditions or engineering approvals must be satisfied before final plat recordation. The item was recorded in the minutes as approved by the Planning Commission on May 15.
