LaSalle County buildings and grounds staff reported an east-side air compressor failure that shut down multiple HVAC units, a repaired two-inch hot water line at the jail, and a $10,000 credit returned to the county from an electrical project.
Those items matter because they affect building operations, occupant comfort and the county’s near-term maintenance budget; staff also flagged decisions needed on security doors and window treatments before some projects can be bid.
Bob, a buildings and grounds staff member, told the Property Committee that one compressor failed and that the way the compressor wiring is configured caused other compressors to lock down when the main unit failed. "They're ordering a new compressor," Bob said, adding the county has kept air conditioning functioning while the replacement is ordered. He also said a separate West Side unit had a Freon leak due to a bad seal and will be serviced.
In the jail, staff reported they repaired a two-inch hot water line that was leaking and that maintenance completed the repair in-house.
Bob said the county returned about $10,000 after savings on the electrical phase two project because some allowance work was not required. "We did credit back to the county $10,000," he said.
Staff discussed window-treatment trials and temporary blinds a department requested for an employee with an eye condition; the county has proposals for trial areas and plans to bid the full window-treatment work after the trial is evaluated. Bob said contractors indicated they could work a Saturday to facilitate timely brickwork and court-area repairs.
On security upgrades, staff said they are waiting for direction from Adam on the specific security doors needed in some courtrooms before the project can be finalized and put out to bid. The treasurer’s office downtown project also awaits some decisions that are holding up work in that area.
Staff said the mechanical engineer has been retained to produce a report comparing two‑pipe and four‑pipe HVAC systems; the committee will receive the report at the next meeting and the engineer will attend a July meeting to answer questions. Contracts for window-treatment work were signed by the committee earlier in the week and will be executed shortly, Bob said.
The Midwest Barge Terminal was mentioned under old business; staff said professional inspections are underway and that they had not yet received inspection reports.
No formal votes on capital decisions were recorded in this segment; staff identified actions to order replacements, pursue repairs, finalize contracts and return a project credit to county funds.
