A North Bend resident used public comment to say neighbors learned only recently of a possible annexation involving their street after a developer acquired adjacent property to build seven homes. The resident, identified in the meeting as Don, said he and neighbors had not been contacted about the potential annexation and asked for information.
Village Administrator Justin told the council the inquiry stemmed from a developer working on a residential project (the developer was identified in the meeting as Iconic Homes working on parts of Brunswick Way/Coleman Woods). Justin said the village contacted Miami Township to determine whether the township would oppose annexation and explained that if the township is not opposed and all landowners support annexation, the village could pursue a Type 2 expedited annexation under Ohio law. Justin emphasized the discussion was preliminary and said, "If the potential become[s] real... we'll have a town hall meeting" to answer residents' questions and keep neighbors informed.
Justin also explained that developers consider a range of reasons to seek annexation — including zoning, local ordinances, tax differences and access to village utilities — and that the village’s water utility infrastructure could affect a developer’s interest because having municipal water can strengthen the case for annexation. Justin told residents that the village was conducting due diligence and pledged to notify neighbors as talks progress.
No formal action on annexation was taken by council at the meeting; administration said it would keep residents updated and hold public meetings should any formal annexation petition advance.
