Council advances rezoning on Veterans Boulevard to general business

The Eagle Pass City Council on June 3 advanced an ordinance to change zoning from R-1, single-family dwelling district, to B-3, general business district, for properties at 2435 and 2467 North Veterans Boulevard.
Community Development staff explained the parcels front Veterans Boulevard where commercial uses predominately exist and said the R-1 designation likely reflects older default mapping rather than current use. The applicant, Omar Morales Jr., intends to expand a plaza use such as the existing Eden Learning Center. "They're basically just trying to make it the appropriate zoning type for what Veterans Boulevard should be," staff said.
Council members approved the recommendation to grant the rezone and discussed whether the city should consider development standards for the Veterans Boulevard corridor, including facade or material requirements to avoid modular or metal buildings on prominent frontage. Staff acknowledged the code currently allows a range of building materials and suggested the council could consider corridor-specific standards in a future ordinance.
Mayor Pro Tem Davis moved to grant the rezoning; Councilman Diaz seconded, and the motion carried unanimously.
