The Planning Commission voted unanimously Thursday to continue consideration of the Ponderosa Subdivision Phase 2 preliminary plat to its July 10 meeting after staff said the application is incomplete.
The matter was continued because the county is still awaiting a new set of engineer drawings and water documentation that will trigger a review period once submitted, staff said. Commissioners moved to continue the item to allow time for that review.
A staff presenter told the commission, "staff is still awaiting new set of engineer drawings, and some documents regarding the water for the subdivision. And staff doesn't receive those items. So when we do receive them, it'll trigger a period of review, and then we'll bring it back to another meeting." The presenter asked that the item "be continued to July 10."
Member Watt moved to continue the Ponderosa preliminary plat to the July 10 meeting; Member Telford seconded. The motion carried unanimously by voice vote.
Staff said it plans to set a meeting with the applicant to review materials and hopes to receive documents by the following week but made no guarantee that the file will be ready for the July meeting. A commissioner noted renoticing costs (estimated in the discussion at about $400) and urged clearer timing; staff said it will make a best-effort review but may at some point decline to continue further if materials are not provided.
No vote on the plat itself was taken; the continuation maintains the existing timeline and requires the applicant to submit the outstanding engineering and water documents for formal review.
