The Dickson County Planning Commission approved a site plan for Level Storage, a proposed self‑storage facility on Highway 49 East in Charlotte, after the applicant clarified building dimensions and agreed to address staff comments.
The action clears the applicant to pursue permits and phased construction; commissioners required that the dimensions on the approved sheet (sheet C2) be treated as the controlling plan for building footprints. The vote was by voice and the chair declared the motion approved.
Trent Smith, the project engineer, told the commission the project would include roughly 9,500 square feet of storage buildings and utilities (water, electric) and that the applicant planned phased construction beginning with the lower portion of the site and security fencing. Staff and commissioners found mismatches between sheets C1 and C2 in building labels and dimensions; the applicant confirmed the dimensions shown on sheet C2 (Building 7 at 12 by 108 feet) are the correct sizes to be approved.
Commissioners said they were satisfied the applicant had followed the rezoning and preliminary-plat steps previously required. The motion to approve the site plan was made and seconded; the chair declared the ayes have it and the site plan approved.
Next steps for the applicant include addressing outstanding staff comments, obtaining any required driveway approvals from the Tennessee Department of Transportation and completing building‑permit applications.
