Commission approves subdivision and modification at Schillinger Town Center to allow shared-access drive-through coffee shop

On June 12, 2025, the Mobile City Planning Commission approved a two-lot subdivision and a concurrent modification at 685 Schillinger Road South (Schillinger Town Center). The subdivision creates two lots on about 20 acres and the modification would allow multiple building sites to share access and parking so that a drive-through coffee shop could be constructed.

The applicant appeared and agreed to the 13 subdivision conditions and acknowledged potential findings of fact and 22 conditions for the modification. Staff presented the items separately; commissioners first approved the subdivision and then approved the modification with findings of fact A through H and the listed conditions.

The modification approval allows shared access and parking arrangements among multiple building sites on the property to accommodate a drive-through coffee shop. The applicant must comply with the recorded conditions of approval and any engineering or traffic requirements required by staff as the project proceeds.

The commission’s vote was recorded as approving staff recommendations and findings by voice vote; staff will document the findings, conditions and required follow-up reviews in the project file.
