Applicant representatives described moisture and gravity-related deterioration of masonry between structural columns in a building likely constructed in mid-20th century modern style. The applicant said a structural engineer recommended removing the masonry infill and replacing it with lighter, powder-coated bronze panels to reduce load and seal vulnerable joints. Architect Greg Starr and the applicant explained they focused repairs on four openings now and anticipate carrying the same approach to other failing openings in coming years as needed.
Commissioners reviewed the structural rationale and aesthetic effect. The commission voted to approve the exterior appearance and site plan review for repairs at 440 East Ogden in the B3 General Business District with the applicant’s proposed materials and the expectation the same approach would be used in future repairs as failures appear. Staff and the applicant estimated additional work on other elevations could occur over a two-to-three-year horizon; the commission asked staff to verify final shop drawings and material specifications before permit issuance.
The approved work is limited to façade repairs described in the application; any larger exterior overhaul or full-building refresh would return to the commission for review.
