The Montgomery City Planning Board approved a coverage variance and special exception allowing a pole barn at 4646 Quezada Ferry Road, with conditions that the structure be sited toward the rear of the lot (no more than 20 feet from the rear property line) and that restricted uses be observed.
Applicant Sydney Shaw said the pole barn will be used to store a tractor, a personal vehicle and building materials; the barn is intended to allow Shaw to raise lot elevation for a future house. Shaw told the board there will be electrical for lights but no plumbing.
Board members reviewed the lot dimensions and told the applicant the barn should be placed as far back on the parcel as feasible; the board recorded a specific placement limit of no greater than 20 feet from the rear property line. The board also noted the applicant agreed to restricted uses (no restaurants, no rental or commercial uses) and asked staff to document the restrictions in the permit.
A motion to approve with the placement and use conditions passed. Staff said it will issue an approval letter and the applicant may then pursue building and electrical permits.
